A 4 year housing land supply
The government introduced changes to the National Planning Policy Framework – the NPPF – just before Christmas. One key aspect of this is that, where a housing authority has a local plan in place, or is at an advanced stage of developing a plan (as Wiltshire is), there is no longer a need to demonstrate a 5-year housing land supply to be able to claim that the plan is up to date. Instead, a 4-year supply will be sufficient, and Wiltshire has this.
Because of this, it looks as if Wiltshire Council (and hence villages such as Semington) will not be vulnerable to unwanted, speculative, off-plan approaches from developers. The parish council is looking forward to getting confirmation from Wiltshire planners that this is now the case.
